Technology and Real Estate Agents – Will Machines Replace Us?

The Castles By Chrissy Team prides itself in cutting-edge technology and providing our Atlanta Real Estate clients with state-of-the-art Internet marketing. It has proven time and time again to be the most successful marketing tool for us, reaching a far greater audience than any print, TV, or mail marketing piece could. However, does that mean as a buying and/or selling agent that we’re very replaceable?

My professional opinion is an emphatic “NO!”. While the Internet can provide more information, faster, and to a broader audience – a buyer and a seller still need the “human touch”. Take for instance online real estate resources such as Zillow or House Values that can instantaneously provide a value for your home – how accurate is the value? I had one client show me that their home was worth $900,000 when the highest comp in their actual Atlanta neighborhood was only $455k! Clearly, a computer can’t add the “brain” that is so necessary in effectively marketing a home.

How easy it would be if I could just click one button for each of my listings and have the marketing kick into full gear. But I could never do this because each listing needs a separate marketing plan, a focused Internet strategy that will yield the best results for that particular property. Take for instance a home I just listed in an Atlanta zip code. It’s actually in the heart of Vinings which is quite separate from the city of Atlanta. My marketing plan needs to be targeted to the buyers looking in the Vinings area in particular, not Atlanta as a whole.

Then think of computer data where buyers are concerned. What if I used a Zillow or House Values to decide what I think they should offer on a home – then I potentially could have them pay twice as much for a property! An online estimate can’t take into account renovations, busy streets, power lines, amazing views, additions, etc. A buyer’s agent is hired to interpret the data for a buyer who may otherwise not know how much to spend on a home in a certain area.

Yes, I have clients, friends and family ask all the time if I think we will eventually be replaced by machines – especially since I am a huge supporter of technology – but my answer is still an easy no. Selling agents and buyer’s agents are a necessity, we do this day in and day out and are truly the only professionals who can reasonably discern how to market your home or property and/or find you the best house for the best price.
