Metro Atlanta Real Estate Market Report - October 2007

The October numbers are out for the Atlanta real estate market and while we are getting them to you a little late, you will like some of the news regardless of the national news we keep hearing. In fact, we are foregoing the reports this month on price points and days-on-market to make a few points we want everyone to know because we aren’t hearing it anywhere else.

Interest Rate Cuts Work
In metro Atlanta October single family closings are down year-to-year by about 30%, which isn’t a surprise as October traditionally has fewer closings and closings each month this year have been down. [Read more →]

Welcome to the Atlanta Real Estate News & Information Blog and this, the first post for http://www.northofatlantarealestate.com/.

Our goal with this blog is to provide valuable real estate news, information and resources for anyone interested in buying or selling homes or other types of real estate property anywhere throughout the Metro Atlanta area of North Georgia.

Why? Because we know how helpful it can be — especially to those relocating to Atlanta who are unfamiliar with the Metro Atlanta area and real estate market — to have access to “insider” information and resources provided by Atlanta real estate and other professionals who have lived and worked here for a long time.

We define Metro Atlanta as a 15-county area surrounding the City of Atlanta that includes the following counties: Bartow County, Cherokee County, Cobb County, Dawson County, DeKalb County, Douglas County, Forsyth County, Fulton County, Gordon County, Gwinnett County, Hall County, Paulding County, Pickens County, Lumpkin County and Walton County.

Atlanta Real Estate Market Conditions - August 2007

The Sky is Not Falling… BUY NOW and Hire A Great Agent…

Truly, if you read and listened to the media you might believe the sky is falling… and that real estate prices are as well. Here in Atlanta, our sustained job market, and other stabilizing factors such as diversity of industry, have been good things that have made it harder than other real estate markets to analyze. Thus, making it much more difficult for the average Real Estate agent to explain to their clients, the market they are in.

Atlanta Real Estate Market Report - July 2007

There were 6,043 closings for all single family in July. This is a decline of 20.9% from July 2006 and the 5th consecutive monthly decline and the 9th decline over the past 11 periods.

Single family detached closed 5,150 units in July or a decline of 21.5% from the same year ago period. Condos and townhomes closed 891 units in July or a decline of 17.6% from the same year ago period.

These are all large year-to-year percentage declines, but there may be indications that a “bottom” is near. After lags were reported for June, the year-to-year percentage decline for all residential closings is now 19.5%. When lags are reported for July the percentage decline should be around 10-12%, which would be well below June´s 19% decline and even below May´s 14.7% decline. Hopefully we can now continue to reduce our declines and eventually have an increase before year-end. [Read more →]
